Buying your primary residence

How much PTZ for your purchase?

The Zero-Interest Loan (Prêt à Taux Zéro, PTZ) finances part of your primary residence with no interest. Its amount depends on your zone, your household size and your income. Estimate yours using the official 2026 scale.

Reserved for first-time buyers (who have not owned their primary residence in the past 2 years) purchasing a new-build primary residence. Scale set by décret n° 2025-299. The income used is the higher of your RFR (year N-2) and the operation cost divided by 9. Households of more than 5 people and older properties with renovation work are not covered here.

How to read your PTZ

Your income, weighted for household size, places you in a bracket (1 to 4). The lower the bracket, the higher the share financed: up to 50% of the price for a new apartment in bracket 1, versus 20% in bracket 4. The amount is then capped according to your zone.

The PTZ is not simply added on top of your main loan: well structured alongside your deposit and the term, it can meaningfully lower your monthly payment. It's a lever we build into the overall structure of your financing.
